MUMBAI: Welspun One, India’s leading warehousing and industrial real estate platform, has been allotted a 46-acre, MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune. The company will develop a ~1.2 million sq. ft., Grade-A logistics park with a planned investment of ~INR 550 crore. This strategic move marks Welspun One’s entry into one of India’s most promising logistics micro-markets and further strengthens its presence in Maharashtra’s new-age warehousing corridor.

This MIDC-notified land parcel is earmarked for developing a premium Grade-A first-mile logistics asset, designed to enable the seamless movement of goods from factories to fulfillment and distribution networks. Strategically located in the Talegaon–Chakan belt, the site sits at the heart of one of India’s most vital and sought-after industrial and warehousing micro-markets driven by occupier demand from warehousing and industrial users seeking proximity, scalability, and compliance-led infrastructure.

The site offers ~375 meters of frontage along a proposed 45-meter-wide MIDC arterial road, and benefits from three-side access roads within the MIDC layout, providing superior internal mobility and routing flexibility. It is just 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai-Pune Expressway. This ensures direct, multi-directional connectivity to Pune, Mumbai, Nashik, and western Maharashtra, making it a high-access location with exceptional transport infrastructure. In 2025 YTD, Pune recorded approximately 7.4 million sq. ft. of warehouse leasing compared to 6.8 million sq. ft. for the same period last year, marking a ~10% growth. The Talegaon-Chakan belt alone accounted for nearly 70% of this activity, underscoring the corridor’s growing importance as a preferred warehousing destination.

Welspun One’s upcoming park will be designed with tailored specifications to meet the distinct operational needs of high-demand sectors such as 3PL, e-commerce, FMCG, automotive, engineering, auto ancillary, and manufacturing industries, making it one of the most differentiated and high-performance assets in the region. The master plan includes four planned buildings ranging from ~1 lakh sq. ft. to ~3.5 lakh sq. ft., offering flexibility for both high-throughput logistics players and industrial users with large-format space requirements.

A key design differentiator is the planned clear height of 19 metres, significantly higher than typical warehousing benchmarks. MUMBAI: The Indo-French Chamber of Commerce and Industry (IFCCI) signed an MOU with the Maharashtra Industrial Development Corporation (MIDC) to facilitate investments from France into Maharashtra. An initial MoU was signed in September 2021 and this renewal was signed during a high-level roundtable discussion organized on, ‘The Ease of Doing Business in Maharashtra’ held in the presence of over 25 CEOs from top French companies operating in sectors such as automotive, renewable energy, chemicals, IT, transport, consumer goods, construction etc. The MoU was signed by Mr. P. Velrasu, CEO, MIDC, and Mr. Benoit Renard, Vice President, IFCCI and Managing Director, Air Liquide India.

The MoU aims to:

• Enhance bilateral trade and investment flows between France and Maharashtra
• Facilitate the entry of new French companies into the State
• Support the expansion of existing French businesses in Maharashtra
• Foster a conducive industrial environment aligned with Maharashtra’s Ease of Doing Business initiatives

On this occasion, Payal S. Kanwar, Director General, IFCCI stated that, “France has deep economic interests in the State of Maharashtra and is committed to enhance its positioning towards investments and job creation into the state; the renewal of the MOU with MIDC is a testimony of the growing interest and expansion of French companies in the state of Maharashtra and we look forward to building a strong partnership.”

Shri P Velrasu welcomed the MoU between the two organizations and also noted that the forums should regularly convene to bring more momentum and allow MIDC to help solve industry issues. He also assured the industry representatives that MIDC is dedicated to addressing the issues of industries and is actively taking steps to bring ease of doing business in the state.

The roundtable discussion served as a platform for French industry leaders to engage in a constructive deliberation and dialogue with MIDC, sharing on-ground experiences and recommendations to further streamline business operations and investment processes in the State.

The renewal of the IFCCI-MIDC partnership is a pivotal step in strengthening the Indo-French industrial corridor, fostering innovation, sustainable growth, and mutual prosperity.

The MoU was signed in the presence of Hon’ble Deputy Consul, Mr. Sami Bouakaze, Consulate General of France in India and Mr. Benoit Gauthier, Minister Counsellor for Economic and Financial Affairs & Head, Regional Economic Department, Embassy of France in India along with top key French investors and business leaders who were present for the event.

Plans to Start Construction Soon: According to a senior official of the company, the site for the new aluminum plant has been finalized in Taloja, and construction work will commence soon. The plan is to start production at the new plant from the financial year 2024-25. The new plant is expected to contribute an annual revenue of 200 to 250 crores to the company, with a profit margin of 4 to 5 percent. Bonlon Industries, promoted by the Arun Kumar Jain family, is a 25-year-old company primarily engaged in the manufacture of copper wire and rods. The promoter group holds a 64 percent stake in Bonlon.

Business Quadrupled: Bonlon Industries, a part of the Bonlon Group, is involved not only in the production of copper wire but also in the trading of ferrous and non-ferrous metals, hotel business, and civil construction. Due to the increasing demand for copper wire and rods in various industries, the company’s business has quadrupled from 135 crores to approximately 511 crores in the last three years. However, fluctuating copper prices and higher trading income have impacted profit margins. To enhance profitability, the company is now focusing on manufacturing.

The company aims to achieve a business turnover of 680 crores and a net profit of 10 crores in the upcoming financial year.
