Pune: City based Vastushodh Projects, country’s most acknowledged creator of affordable homes has strengthened its position further in the segment by announcing the launch of India’s largest affordable housing project by a private developer. The company has unveiled its ‘AnandGram’ project at Bhandgaon on Pune – Solapur highway.
This was announced by Sachin Kulkarni, MD, Vastushodh Projects during a Press Conference held in the city today. Nitin Kulkarni – Director and Swati Deshpande – VP Marketing of Vastushodh Projects were also present on the occasion.
Speaking on the occasion Sachin Kulkarni said, “We are happy and proud to undertake one of the landmark developments in affordable housing sector in the country, which will fulfill dreams of many of those who never imagined organized living at such an affordable price.”
“This ‘AnandGram’ project has many first to its credit, apart from being the largest affordable housing project by a private developer; it also has a distinction of being the first project in the segment to have received funding from a private equity fund Avenue Venture Partners. Avenue has invested Rs.20 Cr in the project, which is about 80% of the land cost. Total sales revenue expected from the project is about Rs.225 Cr”, he added.
The project will come up on a 22 acres picturesque plot at Bhandgaon on Pune – Solapur highway near Yavat and will have over 2000 affordable homes spread across 31 modern buildings that would be build in parking + 7 floor format. It will have multiple options like a studio apartment, 1RK, 1 and 2 BHK flats with compact, regular and large options. Sizes of the homes here would range between 249 sq ft and 857 sq ft and shall be priced in the range of Rs. 6.20 Lac to Rs. 22 Lac (All inclusive price). Four different types of sample flats are ready at the site.
Some of the amenities at ‘AnandGram – Bhandgaon’ include lifts, community halls, multipurpose playground, school, shopping area, solar water heater, solar powered street lights, internal concrete roads and generator backup to name a few. The project has received all required permissions and the construction work of the same will begin from the next month.
While describing some of the other highlights of the project Nitin Kulkarni said, “One of the major highlights of the project is its location. It is on the 4 lane highway and is just a 30 minutes drive away from Hadapsar. Commuting to city from here would get easier in near future by soon to start Daund – Pune – Lonavala local train, with which one can reach Pune railway station in just 25 minutes.”
“Many a times, customers from this segment face a lot of problems in getting home loan, since most of them belong to unorganized sector and thus do not possess required documents. We at Vastushodh have made special arrangements for all such customers by tying up with financial institutions like Micro Housing Finance Corporation, Home First Finance Company, HDFC and ICICI. Thus, everyone who wishes to own a home here will not be deprived of his / her right to get home loan. In fact one can own a home here by saving anything between Rs.161 to Rs.568 per day,” he informed.
Vastushodh Projects has approached Maharashtra Housing And Area Development Authority and is trying to get a certification from them for this project so that the home buyers here will be entitled for a 6.5% subsidy on interest of housing loan, which can transform in to a financial benefit up to 2.4 Lac.
Vastushodh is setting up a special facilitation centre at Kanyadan Mangal Karyalay, near Gadital, Hadapsar from August 15th to 22nd, where customers can see the film and walk through presentations of this project, can get all information about the project from the sales staff and can also avail the facility of site visit instantly.
